The owners of 34 Achievement Way, Wangara engaged sales and leasing agent Gavin Lilleyman from Realmark Commercial following a decision to close their business which had operated from the property for close to 20 years.
Mr Lilleyman said the property was initially offered to the market as a set-date sale, however with such a wide range of stock available in Wangara, it was important to engage with buyers.
“We knew there were quality buyers in the market, they were just in the very fortunate position of having a wide range of stock to choose from – so we had to find a way to cut through and appeal to them,” Mr Lilleyman said.
“At the same time, the vendor’s priority was to secure a sale and that led us to reassess the campaign and adapt our strategy to seek offers from $1.25 million,” he said.
The campaign generated significant buyer interest, leading to a competitive final sales price for the vendors.
Mr Lilleyman said larger, unique properties like 34 Achievement Way are rare in the current market, and that the property offered buyers a number of attractive features and future development potential.
“With full drive around access, the property offers 688 square metres of flexible use improvements including main office and warehouse, as well as 216 square metres of rear low truss sheds,” he said.
Mr Lilleyman attributed the positive sales result to a combination of factors.
“The vendor’s objectives were front of mind throughout the sales process. We also considered the property’s unique selling points and by being responsive to current market conditions, we were able to achieve the best possible outcome on terms suitable to the vendor,” he said.
