Navigating commercial real estate leasing requires a deep understanding of the industry and innovative strategies.
This is evident by 1/1 Hector Street West, Osborne Park, which remained unoccupied for more than a year before Realmark Commercial intervened with a fresh approach.
Taking a comprehensive approach to the leasing process, Realmark Commercial leveraged the combined skills and knowledge of their Facilities Management and Commercial Property Management departments, as well as the Sales and Leasing teams.
Led by Laura Morse, director of facilities management, their primary objective was to identify areas of the building which required improvement to transform 1/1 Hector Street into a secure and inviting workspace for potential tenants.
Adding his expertise to the project was commercial property manager, Scott Chaprionere, who was active in ensuring the revitalisation was carried out efficiently.
"Our expertise allowed us to pinpoint the building's shortcomings and devise a strategy to address them effectively,” said Ms. Morse.
“Working in collaboration with the Realmark Commercial property management team, we were determined to make 1/1 Hector Street a highly desirable property for potential tenants.”
Realmark Commercial’s Facilities Management team's efforts were instrumental in significantly improving the property, laying a strong foundation for the next phase of the strategy: the leasing campaign.
With the property now optimised for potential tenants, Realmark Commercial shifted its focus to finding the right tenant.
Alex Taylor, commercial sales and leasing associate, drawing on an extensive network and industry knowledge, set out to identify a tenant that would be an ideal match for the property.
“With the property revitalised and primed for incoming tenants, we could dedicate all our efforts to finding the perfect tenant who truly matched the property's unique potential.”
Their diligent efforts and tailored leasing strategy yielded success, resulting in a solid five plus five-year lease agreement.
"This case exemplifies the immense value of a coordinated approach,” said Mr. Taylor.
“By seamlessly merging property improvements with a tailored leasing strategy, we achieved results that benefitted all parties involved.”
This coordinated approach to property services by Realmark Commercial showcases their commitment to delivering effective solutions and successful outcomes for their clients in the challenging landscape of commercial property ownership.
Through the combined efforts of their Facilities Management and Sales and Leasing teams, under the leadership of Laura Morse and Alex Taylor, the property transformed from vacant, to a thriving workspace.
