Be part of the reimagined, state heritage-listed Victoria House

Victoria House
With one last remaining space, this is your final chance to be part of Hesperia’s $65 million dollar redevelopment of the State Heritage-listed Victoria House.

The reimagined Victoria House will deliver a unique combination of old and new, creating a rare commercial and community offering that will become the heart of Montario Quarter’s village precinct in Shenton Park. Originally built in 1938, the building will be meticulously refurbished to become a genuine mixed-use development, including 81 residential apartments, health, hospitality and commercial offerings, creating an environment in which a real community will flourish.

Nestled among a vibrant community, the final remaining commercial tenancy is located on the northern facing wing on the first floor of the building. Victoria House is only one of two sites in the Montario Quarter precinct that is zoned for commercial use. The immediate 5km radius catchment area is home to over 45,000 residents, including the suburbs of Shenton Park, Subiaco, Claremont, Wembley, City Beach, Mount Claremont and Jolimont.

Shenton Park is one of the most tightly held retail precincts in all of Perth, with new commercial retail opportunities few and far between over the last decade. In addition to the significant residential catchment, the area boasts fantastic public transport accessibility and close proximity to schools and shops. Victoria House represents a once in a lifetime opportunity to join a connected community of around 4,000 future residents.

Realmark Commercial’s Retail Sales and Leasing Director Michael Richardson is excited to see the heritage project follow on from the success of Hesperia’s highly acclaimed redevelopment of the State Buildings and COMO the Treasury.

“A truly unique opportunity exists for a tenant to make this space their own and embrace the heritage feeling of the building, complete with its beautiful exposed jarrah timber floorboards, high ceilings and flexible open space,” said Michael.

“The tenant will be able to make use of the remaining 365sqm space in the northern wing of the building, with fantastic outlook over the neighbouring park. This is truly something special, there aren’t many tenancies available like this in Perth.”

The final tenant at Victoria House will be in good company, joining the brains behind Perth’s favourite bakeries, North Street Store, Big Loaf Factory Bakery and Little Loaf Lunch Bar. Hot Bread Retail Group is set to open their first full-service, alfresco-style venue at Victoria House. They will be joined by award winning health service provider Western Kids Health. Together, these spaces are intrinsic in developing and sustaining a thriving community with a sense of neighbourhood familiarity at its heart.

The State Heritage-listed building will be complemented by a mixture of one, two and three-bedroom residences, spanning three distinct boutique buildings. The design of the project focuses on day-to-day practicalities to create the best of contemporary living, without compromise.

Victoria House is a genuine collaboration between Hesperia and a carefully selected group of design specialists. Renowned local builder PACT Construction have been appointed to bringing the vision to life. Construction has commenced and is due for completion in late-2022.
